What documents do I need for financing?At first when you initially apply, all you need is your driver's license or a valid photo ID. Later on after approval, you’ll typically need the following: Proof of income (recent pay stubs, W-2s, or tax returns) Social Security number Proof of residence (a utility bill or rental agreement can work) Depending on the lender, they may ask for additional documents, but don’t worry — we’ll walk you through the entire process and help you gather everything you need. We’re here to make it simple and stress-free.

How long does the whole process take?It depends on a few factors, like financing approval, home availability, and site preparation. But in many cases, you could be in your new home in as little as 6-12 weeks. We’ll give you a realistic timeline upfront and keep you updated every step of the way.

Do I need an appointment to come by?Walk-ins are always welcome! But if you want extra time with a team member or need a specific time that works with your schedule, feel free to call ahead — we’re happy to schedule a time just for you.

Do you run a credit check before touring homes?Nope — not at all. We want you to feel comfortable exploring your options without any pressure or impact on your credit. We don’t run a credit check until you’re absolutely ready to move forward with financing. Touring homes is the fun part — and it should feel that way!

What happens if I’m denied financing or get a counter offer from the lender?No worries — it happens more often than people think, and it’s not the end of the road. If a lender comes back with a counter offer (like a higher down payment or different terms), we’ll explain it clearly and talk through your options. If you're denied, we’ll work with you to figure out next steps — whether that means trying a different lender, improving your credit, or looking at other solutions. We're here to help, not pressure you.

Can I trade in my current mobile or manufactured home?In most cases, we recommend selling your current home privately. While trade-ins might seem convenient, they often come with extra costs and complications for both you and us. Selling privately usually gets you more money and a smoother process overall — and we're happy to guide you on the best way to do that if needed!

What do I need to get started?You don’t need to have it all figured out — that’s what we’re here for. But if you’re ready to start the process, it helps to have: A general budget in mind An idea of your credit score - a guesstimate is totally fine! Do you sell clearance or discounted homes?Yes! We regularly update our Clearance Homes page with discounted models, floor models, and overstock units. These homes are brand new, move-in ready, and priced to sell — perfect for buyers looking to save big.

What’s the difference between a manufactured home and a mobile home?Good question! Manufactured homes are built in a factory and meet strict HUD standards for construction, energy efficiency, and safety. While the term "mobile home" is still used informally, today’s manufactured homes are far more advanced, modern, and durable.

Do you have any used or repossessed homes available?We occasionally have used or repossessed homes come through, but inventory changes quickly. The best place to stay up-to-date is our Facebook page, where we post used home listings as soon as they become available. Give us a follow to see what’s new — and feel free to message us there with questions!

Do your homes sell quickly?Some do — especially our clearance models and used homes. If you see a home you love, don’t wait too long! Inventory can move fast, and we’re happy to put a hold on a home for you while we sort out the next steps.

How often do you update your inventory?We update our listings frequently as new homes arrive or get sold — sometimes weekly. If you’re looking for something specific, we’ll gladly keep an eye out for you.

Do manufactured homes need a foundation?Yes, but it’s not the same as a traditional home. Manufactured homes typically sit on concrete pads, piers, or blocks — depending on local regulations and your setup needs.

What needs to be ready before my home can be delivered?You’ll need a prepared site, which may include a cleared lot, level foundation or pad, and utility access (water, power, sewer/septic). If you’re not sure what’s required, we can help guide you through the checklist and recommend contractors to help you!

Who handles utility hookups?We can help coordinate utility connections with licensed contractors in your area, or you can work with your own providers. We’ll make sure you know exactly what’s needed and when.

Can I place a manufactured home on any piece of land?Not always. Zoning laws and land requirements vary by city and county. If you already have land or are looking, we’ll help you understand what’s allowed and what’s needed to place your home there.

What’s the difference between single-section and multi-section homes?A single-section home is one continuous layout — perfect for smaller spaces or simple living. Multi-section homes (often called double-wides) offer more room, open layouts, and are ideal for growing families or those who want a bit more elbow room.

Do I need to own land to buy a home from you?No — while having land can help, we also work with customers placing homes in on family land, leased land, and we can help guide you through land options too.

What types of homes do you sell?We sell a wide selection of new manufactured homes from trusted brands like Kabco and TruMH, and we occasionally have used homes available as well. Whether you’re looking for a cozy starter home or something with room to grow, we’ve got options to fit your needs and budget.

What kind of warranty do these homes come with?Most of our new homes come with a manufacturer’s warranty, covering things like structural components, appliances, and plumbing. We’ll walk you through exactly what’s covered — and we’re here to help if issues arise.

What is a split heat pump? How does it differ from a traditional AC unit?A split heat pump is an HVAC system with separate outdoor and indoor units that both heat and cool a home using electricity. They remove heat from the outdoor environment using extremely cold refrigerant to absorb heat and transfer it indoors, which is essentially the same way an air conditioner works, but in reverse. In the long run, they can save up 30% of heating costs compared to conventional AC units.
